When someone has decided to purchase a property, a conveyancer’s job is to review the sales contract and evaluate home loan options and other related documents needed to ensure the transparency of the transaction. This may sound like a simple task, but there is a significant amount of work that one needs to put in to complete a purchasing process successfully.

It might take a very long time for a new buyer or someone who does not know the conveyancing process to find and understand the proper legal documents.

We can simplify the buying process into Three steps –

Our job starts when the buyer hands us the contract of sale to review. We check and research the property for any other information which is needed. We inform our client of any legal problem with the related property and provide legal advice if necessary.

After that, we ensure the deposit money is in a trust account. We present ourselves on the buyer’s behalf representing their interest in the whole process, contacting the bank or the involved financial institution when final payments are being made.

In the final stage, settlement dates are confirmed between both parties. Once the settlement takes place, and the ownership status is changed, you will be able to collect the keys.

Property Selling

Selling a property can seem particularly complex when you don’t know your property’s actual worth and are unsure of what to expect. To avoid unnecessary hassle, it is always better to appoint a conveyancing lawyer or a solicitor representing your behalf. We are prepared to walk you through the steps involved and are happy to clear out any questions you may have throughout the conveyancing process.

This whole process can be divided into Three main steps –

The first step involves preparing a draft sale contract to put the property on the market. In this step, if you have a conveyancer appointed, it shows the potential buyers that you are serious about selling. And it becomes even more effective when the conveyancer representing you can liaise and negotiate with the conveyancer appointed by the potential buyer.

In the second step, you will be confirmed once the exchange occurs and notifies of the possible settlement date. After that, we will liaise with your mortgagee to organize a mortgage discharge for settlement. But if the property you sell doesn’t have any mortgage, we can skip this part. And then, We will contact the Land Registry office to request the up-to-date deeds or official copies for the property. Lastly, We prepare and confirm settlement figures with you and let you know any further action you need to take if necessary.

In the final step, We will notify you once the settlement takes place, arrange for any surplus money from the sale to be deposited in your account, and send you a written settlement confirmation.

Property Leasing

We are here to guide you through the conveyancing process for any commercial lease. We provide services to ease the process by providing our clients instant status updates on the progress. There’s no need for time-consuming face-to-face meetings as documents are sent and reviewed online for faster completion.

We can divide this whole process into three steps –

We assess all the assets related to the business along with investigating its financial performance for a bird-eye view. After the assessment, we provide necessary legal advice on any issues identified with the lease.

In the second step, we establish a detailed inspection of the commercial space before the lease signing. We also make sure clear communication is present for both parties. Lastly, we will send out important updates related to the document signings (if any) and confirm bank details from your designated financial institution.

Finally, once all the documents are finalized, a complete version of the commercial lease is signed. In this stage, a disclosure statement is provided to the new tenant & a legal settlement date is confirmed, informing both parties.
